Rights of Light
Rights of Light expertise to optimise
At GIA we have one of the largest dedicated rights of light departments in the UK and have provided solutions to legal right to light issues in many of the most prestigious developments throughout London, as well as the country as a whole.
Together with planning, rights of light can be one of the largest constraints on development potential in built-up areas. We have helped projects of all types to progress smoothly from planning through to completion, with excellent outcomes for clients and developers. With a practical and creative approach, our rights of light surveyors always take account of the commercial opportunities as well as the limitations.
We work with architects, developers and clients to identify potential and analyse solutions. Our case studies demonstrate an ability to resolve issues for development teams and to successfully conclude negotiations with neighbouring property owners or surveyors on the client’s behalf. In development schemes where issues of rights of light can influence the outcome, our team offers value, innovation and strategic solutions.

Daylight & Sunlight
Expert daylight and sunlight assessment for optimum light levels in challenging environments
At GIA we understand that today’s architects and developers want to enhance the quality of the environment yet need to strike a balance that meets their commercial obligations. Our focus, therefore, is on solving daylight and sunlight issues with innovative solutions that maximise on retained light. These can include basement or subterranean schemes where there is limited daylight and sunlight, limitations imposed by overshadowing or projects that are likely to increase light pollution.
We work closely with your development team to provide initial development appraisals, daylight calculations for compliance with the Code for Sustainable Homes and master planning services.
Our daylight and sunlight assessments are carried out in accordance with BRE: Site Layout Planning for Daylight and Sunlight, as approved by the Department of the Environment and used widely in the planning application process. Our team is also able to assemble detailed analyses into Environmental Impact Assessments for large developments that are in close proximity to residential buildings or amenity areas.
As one of the most experienced teams in the UK, our services extend to representation at Planning Committee Meetings and Public Inquiries.
