Our brief was to convert and refurbish the large derelict basement flat of this period mansion block in Marylebone to a light, spacious, contemporary and inviting space with a high quality of finish for resale on the open market. The existing flat was poorly laid out, in need of modernisation and lacked sufficient natural and internal lighting. The over-riding challenges were to make the apartment function as a living space and to maximise the natural light within the structural constraints of the building.
Our proposals included the creation of a large welcoming double aspect living area, created through opening up the sitting and dining rooms into a single space, and a large family sized kitchen achieved by relocating it to the front of the flat to form a connection between it and the expanded living space. The proposed layout created four bedrooms, two with en-suite bathrooms, and careful detailing was applied to the master bedroom to incorporate a dressing room space. The spatial planning of the main bathroom was restructured so that it could encompass both a utility room and a large family sized bathroom.
As many of the period features had been lost over the years, we aimed to enhance any remaining aspects as focal points for the space. This included the hallway's stained glass windows and a cast-iron fireplace in one of the bedrooms. We chose dark wood flooring, white walls and a monochromatic palette to create dramatic ambience and light. It was essential to establish a strong connection between all of the spaces within the flat, creating a balanced and harmonious design, fit for highly competitive resale.
