The brief

St Giles Court is a regeneration scheme in the heart of London's West End that will provide more than 100 new homes, 53 of which are affordable as well as a mixture of restaurant, retail, community and business facilities to revitalise the area. GIA was instructed to carry out a daylight, sunlight and rights of light assessment in relation to the surrounding properties. Key challenges were significant breaches of the BRE Guidelines in relation to daylight and sunlight to the surrounding residential properties, particularly on Dyott Street. There were also a number of potentially actionable rights of light injuries to the surrounding properties.

The solution

A multi-disciplinary team of rights of light and daylight and sunlight consultants supported by CAD analysts worked on the project to firstly understand the daylight, sunlight and rights of light implications from the Renzo Piano scheme. Internal design features based upon our analysis were then incorporated, particularly in relation to the public areas. Strategic advice was provided to resolve daylight and sunlight issues to the surrounding buildings. Rights of light compensation deals were successfully negotiated with the injured neighbouring properties to ensure that the scheme could be built.

Special features

1. This landmark scheme required careful justification to planners to demonstrate acceptable levels of daylight and sunlight as, in some cases, the levels fell short of guidelines.

2. The scheme could not proceed without negotiating a number of key rights of light settlements with adjoining owners.

3. GIA internal daylight design was utilised to ensure good levels of internal daylight and sunlight to the scheme itself.
