Project management

A Project Manager oversees every aspect of the project and is your single point of contact. They lead the entire design team to ensure that the design process is completed within budget, on time and to specification.

Contract administration

Taking overall design, financial management and delivery responsibility for a project, we manage building and refurbishment works from inception to completion.

Dilapidations

We provide pre-dilapidations advice on repairing obligations of landlords and tenants, carrying out surveys for compilation and serving of dilapidation schedules and undertaking dilapidation negotiation to settlement stage.

Pre-acquisition surveys

This survey is undertaken on behalf of large Fund Managers and commercial property owners who seek reassurance about the state of a building before purchasing it. The survey covers the building's structural integrity, building fabric, mechanical and electrical services and legal/statutory approvals. Generally this survey will also highlight questions about the building which are not obvious and may haev an adverse effect on its value.

Approvals of tenant alterations

Where a commercial tenant wishes to make alterations to their rented property, we work on behalf of the landlord to approve proposed plans and associated documentation submitted for the refurbishment, to ensure and report that all works comply with current legal requirementsand are not detrimental to the building fabric and its services.

Building surveys

This survey is carried out to provide a detailed record of a building's construction, structural integrity, mechanical and electrical services, and condition.

Planned preventative maintenance

Working with building owners, we devise programmes of work over an agreed period of time according to the type, age and investment plans for that building to ensure it is maintained to the highest standard possible within the budget available.
