To act as lead consultant and undertake a detailed schedule of condition on retail units across the UK, which were about to be acquired for new John Lewis Home stores.
Details of Sites
GIA was appointed to carry out schedules of condition at two existing DIY stores in Tunbridge Wells and Shrewsbury. The buildings were of steel portal frame construction and clad with insulated powder-coated metal cladding panels.
Task and Outcome
GIA’s team of surveyors carried out site inspections and subsequent schedules of condition against challenging deadlines set by the client. This involved an out of hours inspection of the Tunbridge Wells site.
The remit included management of specialist mechanical and electrical sub-consultants as well as a team of surveyors who carried out a measured survey of the buildings, CCTV drainage surveys plus a topographical survey of the external elements of the sites.
Key deliverables included
To record and provide photographic evidence of the condition of all internal and external elements of the sites, including hard landscaped areas
To provide a quantified scope of works that identified the required remedial works and associated schedule of costs
