Decent Homes Works

The Brief

The Decent Homes Standard was introduced by the Government to improve social housing throughout the country.  In response,  housing associations have had to undertake works to ensure that the properties they own meet these standards.

GIA was asked by Hastoe Housing Association to inspect its properties to identify where standards were falling short and to project manage the work required.

Site Description:

The properties were located across several sites in the south of the UK. The works involved kitchen and bathroom replacements, and rewiring of approximately 500 tenanted properties.

Task and Outcome:

  • Liaised with tenants and carried out initial inspections of the properties to identify failings against the Decent Homes standard and establish the extent of work required

  • Produced specifications for works required and accompanying schedules

  • Worked closely with mechanical and electrical engineers regarding heating and rewiring

  • Managed tenant relationships throughout the upgrade to their properties

  • Performed the contract administration role,  managing contract variations, valuations, progress updates and contractual issues

  • Communicated with the client on a regular basis regarding financial reports and budget adherence.
