A refurbishment had recently been undertaken of the Client’s offices by a Design and Build Contractor. Due to time constraints and other mitigating factors the Client was unhappy with certain aspects of the refurbishment and required alteration works to be undertaken. AND Architects were appointed by the Client in order to provide a design solution for a feature wall in the main reception, internal reconfigurations, new lighting throughout and alterations to ceilings and floor finishes in the main office areas. The Client also required an existing roof top terrace to be enhanced to provide an entertainment space for staff and their Clients.
GIA were appointed to undertake the project management of the works, which included providing advice relating to the procurement of the project, issuing tender documents to a pre-selected group of Contractors and recommending a Contractor to undertake the works. GIA worked closely in association with the project architects, the Contractor and the Client throughout the project achieve a high quality finish that matched the Client’s aspirations.
All works were carried out within a short high intensity programme and outside of normal working hours whilst the office was in full occupation, which resulted in challenges in terms of providing the necessary information to the Contractor within a short time and issues relating to the securing of specific high-end materials on long lead-in periods.
